Dracut is mostly postwar: capes, ranches and splits on lots that are generous by Merrimack Valley standards, plus newer subdivisions toward Tyngsborough. Large portions of town are on septic rather than sewer, which is the first thing to check on any addition or ADU — adding a bedroom can push a Title V system past its rated capacity, and replacement is a significant line item. Those same large lots make Dracut one of the better towns in our area for a detached ADU where septic allows it.
Dracut replaced its ADU bylaw in full in June 2025. One question decides a Dracut project before any other: sewer or septic. The town has no wastewater treatment plant of its own — it discharges through Lowell and Methuen — so coverage is patchy and parcel-specific. On septic, an ADU adds Title 5 design flow the existing system was almost certainly not sized for. Water is a separate legal entity here too, with its own application.
